Waterproofing is a system, not a single coat. From a sound substrate through crack repair, primer and the membrane coats to a protective finish, each layer does a job. Here is exactly how the two main Bina systems are built — a flexible liquid membrane and a bonded cementitious slurry — with the manufacturer specs.
Read top-to-bottom as built on site. Layer counts and coverage follow the product datasheet and the site condition.
The system is only as good as what it sits on. Preparation differs by substrate and condition.
Substrate must be sound, clean and free of dirt, dust, grease, oil and laitance. Repair honeycomb and cracks first.
Active running leaks are plugged with Bina Plug 4000 before any membrane is applied.
Cementitious systems are pre-soaked and SBR-primed; liquid membranes get a diluted priming coat.
| Requirement | Recommended system |

| Large flat roof / deck, heavy-duty, exposed | Torchseal |
| Exposed roof / gutter / metal, flexible, recoatable | Multiproof 5000 |
| Wet areas, tanks, basements — under tile/screed, breathable | Flexseal 2000 |
| Tanks / reservoirs, high-strength, honeycomb repair | Binaseal 1000 |
| Active running leak — stop it now | Bina Plug 4000 |

Inspect & diagnose — identify the leak source, substrate and movement; agree the system.
Repair & stop leaks — cut out defects, fill honeycomb with grout, stop active leaks with Bina Plug 4000.
Prepare & prime — clean to a sound surface, form fillets at upstands, pre-soak/prime per system.
Apply the membrane — minimum two coats, reinforcing cracks and details; observe recoat and cure times.
Test & protect — flood/ponding test where applicable, then protect (screed/tiles) and issue warranty.
A liquid acrylic membrane (Multiproof 5000) stays flexible and bridges movement cracks — ideal for exposed roofs, gutters and metal. A cementitious slurry (Flexseal 2000 / Binaseal 1000) bonds to concrete and can be tiled or screeded over — ideal for wet areas, tanks and basements.
Wherever possible, waterproofing is applied to the positive (water-facing) side so hydrostatic pressure presses it onto the substrate. For basements that means the external face; for tanks, the wet face.
Yes. Bina Plug 4000 is a chloride-free hydraulic plug that sets in seconds to stop running water, so the surface can be dried and the membrane system applied.
Up to 10 years on qualifying systems applied by Bina-trained applicators. The exact term depends on the system and the conditions — we confirm it with the specification.
Yes — published TDS for every system, plus guide specifications and method statements on the specs & downloads page.
Bina-manufactured systems, applied by our own teams on roofs, tanks and structures across Malaysia.
